ROOF LEAK REPAIR
Roof leaks rarely come from where you see them. RoofX uses source-tracking inspection. Including thermal imaging where useful. To find the actual source, fix it correctly, and document the work.
Overview
The visible drip on your ceiling is almost never directly under the leak. Water travels along rafters and decking before showing up. The visible stain is the end of the story, not the beginning.
Common Cases
Rubber gaskets around plumbing vents. Florida UV destroys these in 5–7 years.
Caulk dries out, flashing pulls away.
Wind-loosened ridge shingles let water under.
Debris damming + underlayment age.
Where roof meets vertical walls (dormers, second-story tie-ins).
Even one missing shingle in the wrong spot.

Skylight leaks are one of the most common roof leak sources we see across Tampa Bay and Greater Orlando. Florida UV degrades the seal between the skylight frame and the glass over 7 to 12 years. Hurricane wind shifts flashing. Older skylights (pre-2000) often have flashing systems that simply weren't designed for sustained tropical-storm exposure.
RoofX skylight leak repair starts with a diagnostic to determine the actual source: the seal, the flashing, the surrounding roof shingles, or the unit itself. Most skylight leaks are sealing or flashing failures fixable in 1 to 3 hours with new flashing kits, fresh sealant, and shingle reseating around the curb. When the skylight unit itself has failed, we coordinate skylight replacement with a trusted glazing partner and integrate the new unit into the roof system with proper flashing.
Skylight repairs are warrantied like any other roof repair. If it leaks again from the same source, we re-do the work at no charge.
“We had a leak in our roof and gave Roof X a call for help. They quickly came over and inspected the roof. Their estimate was detailed and accurate. The repairs were expertly completed, and everything now looks as good as new.”
