TPO (thermoplastic polyolefin) is the most common modern commercial flat-roof system installed across Tampa Bay and Greater Orlando. The membrane is heat-welded at every seam, creating a single-piece roof that's more wind-resistant than mechanically-fastened alternatives. EPDM (ethylene propylene diene monomer) is a synthetic rubber single-ply membrane used on flat and low-slope commercial roofs. It's an older technology than TPO but has a long, proven Florida track record, particularly on commercial buildings from the 1980s and 1990s that were originally roofed with EPDM and are due for replacement.
EPDM is available in black or white, with white versions offering reflective benefits similar to TPO. Typical lifespan is 25 to 30 years. RoofX installs EPDM on commercial flat roofs where the existing system is being replaced in-kind, on low-slope additions, and on residential flat roofs where a longer-track-record system is preferred over newer alternatives.
Commercial roof replacement is fundamentally different from residential.
