Single-ply membrane commercial roofing systems are designed to last and can overcome some of the most common problems associated with flat and minimally sloped commercial and industrial facility roofs. These products are affordable and easy to install, as long as property owners work with a commercial roofing contractor with the knowledge and experience to do the job.

Two common types of single-ply membranes are ethylene propylene diene monomer (EPDM) and thermoplastic polyolefin (TPO). Both offer a wealth of advantages and carry roughly the same cost.

Ethylene Propylene Diene Monomer (EPDM)

EPDM is a flexible membrane made of synthetic rubber polymer compounds. During installation, the membrane roofing is secured at the seams with specially designed tape. In use for almost 60 years, this material is time-tested for its durability.

EPDM roofs are typically dark gray or black, which allows this material to retain (rather than reflect) heat. Consequently, it is better suited for use in colder climate areas than warmer climates.

Thermoplastic Polyolefin (TPO)

TPO membrane is a more recent addition to the commercial roofing industry. This thermoplastic synthetic membrane is highly UV reflective, making it better suited for warmer climates. It is typically white but is also available in other reflective colors.

Instead of seam tape, this material is fused at the seams with a heat gun. Some companies offer a self-adhesive version as well.

Choosing the Right Commercial Roofing Material for a Facility

Single-ply membrane systems have a lower cost than many alternatives and are quick and easy to install. In addition, membrane systems do not expand and contract the way many other materials do, which helps reduce leak development.

However, these materials can have a shorter lifespan than some alternatives. In addition, they can be susceptible to puncture damage, and, in some cases, these materials may be prone to ponding. However, when professionally installed by an experienced commercial roofer, commercial building owners can expect consistently good results with either TPO or EPDM.
