Have Roof Damage? A Guide to Filing an Insurance Claim

If a residential or commercial property has sustained roof damage, the owner may need to file a claim against the property’s insurance.

If a residential or commercial property has sustained roof damage, the owner may need to file a claim against the property’s insurance. Filing a claim and collecting money for work completed is rarely easy. Insurers often make property owners work to collect for repairs; if mistakes are made, the process could take much longer. It can be frustrating, particularly if the homeowner is unfamiliar with the claim process.

But a homeowner doesn’t need to stress about dealing with an insurance claim for roof damage. We have created a guide to filing a claim, which is shown here:

Have a professional roofer evaluate the damage

Although it’s tempting to call the insurance agent first, contact a reliable, professional roofing contractor for a free inspection instead. Insurers have been known to ding policyholders with higher rates just for asking about filing a claim.

A licensed roofer can tell if the damage even warrants filing a claim.

    Review the insurance policy

If the professional roofer says that filing a claim is the best option, the property owner should check out the specifics of their insurance policy. Make careful note of the deductible, the coverage, and the limits of the policy. Reviewing the policy will give the property owner an idea of whether the policy will cover the roofing damage and the deductible amount.

    Contact an insurance agent

Contacting the insurance agent is the next step. Mention that a roofer has inspected the property and provided documentation to accompany the damage claim. The agent should have an insurance adjuster contact the property owner for further information and to schedule an evaluation.

    Document the roof damage

While waiting for an appointment with the insurance adjuster, document the damage to the roof. Although the report from the professional roofer’s inspection should be sufficient, it doesn’t hurt to take some photos to provide a clear picture of the repair work needed.

    Meet with the insurance adjuster

The insurance adjuster will visit the property to examine the roof and determine if repairs can be made or if the roof will need to be replaced.

It is advisable to ask the roofing contractor to attend the meeting. This way, the roofer can ensure the adjuster has a clear understanding of the cause of the damage and exactly what needs to be done regarding roof repairs. Poor understanding and a lack of communication can undermine efforts to obtain a reasonable payout.

    Fix the roof damage

Once the insurance claim is approved, the property owner will be notified. At this point, the property owner should contact the roofing contractor to begin the work. Settlement funds may be made out to both the homeowner and the mortgage company, who may then create an escrow account from which repairs can be made.

Remember that many home insurance policies limit the time to file a claim after roof damage occurs. However, it can be a relatively short window of time. Therefore, once the property owner knows of a problem, they should begin the claims process.

Metal roofs are versatile and can create the look of designer roofs without some of the downsides of slate or wood.

    All About Metal Roofing

One of the hottest roofing trends is metal roofing.

One of the hottest roofing trends is metal roofing. Metal roofs are versatile and can create the look of designer roofs without some of the downsides of slate or wood. According to the National Metal Roofing Alliance, homes with metal roofing recouped 85.9% of the cost in the national sales market. In addition, they added between one and six percent to the sales price over a traditional asphalt roof. Metal roofing carries several other benefits in addition to being a good investment.

For homeowners considering a metal roof, here’s what they need to know.

    Benefits of metal roofing

In addition to a metal roof’s unparalleled style and design, choosing this material for renovating a home has several distinct advantages. One of the main attractions of metal roofing is durability. The life on a metal roof can be fifty years or longer, often backed by 20 to 50 year warranties. Metal roofing can contribute to lower energy costs thanks to its ability to reflect heat in the summer.

Homeowners who install metal roofs may also see a reduction in their insurance costs due to their structural integrity during inclement weather.

    Types of Metal Roofing

Today’s metal roofs can achieve any style or design that a homeowner has in mind, from mimicking a traditional asphalt roof to a look that’s wholly custom and distinct from an architectural perspective. The types of roofing that are available include:

    • Metal shingles: Metal Shingles provide the look of uniform tiles, similar to slate. The result is a classic, elegant look.

    • Metal tile: Tile roofs are beautiful but have several potential disadvantages. One of the primary ones is the fragility of the tiles during roofing repairs that require walking across the tiles. Metal tiles replicate the look of a tile roof while offering the strength of stone-coated steel.

    • Metal shake: Traditional wood shake roofing has its fans. But, wooden roofs come with limitations, even with the best sealants and protective coatings available. Metal shake offers the look of wood in a wide variety of colors combined with the durability of metal.

    • Natural metals: Natural metals are a popular choice for historic homes, as they acquire a patina as they age. These products are environmentally friendly and integrate seamlessly with a home’s architecture.

Factors influencing the cost of metal roofs

Installing metal roofing is a precise job that requires specific expertise. An experienced residential roofing company will come to the home and evaluate the property for the following factors when creating a project quote:

    • Type of metal roofing the homeowner wants to be installed

    • Pitch and shape of the roof

    • Condition of the wood support underneath the existing shingles

    • Availability of space for staging and materials storage

Metal roofs are typically more expensive than asphalt shingle roofs. Homeowners can expect to pay two to three times as much. However, metal roofs add significantly to the value of a home and can be recouped in terms of profits when it’s time to sell.

Working with an experienced residential roofing company is critical for homeowners making this vital investment. Contact a reliable, professional roofing contractor for help determining whether a metal roof is appropriate for the home.

Telltale Signs It’s Time for a New Roof

If the roof was installed over 20 years ago, chances are good that it may be time for a new roof.

Nothing lasts forever, and roofs are no exception to this rule. Most homeowners hope roof replacement is a long time off, as they are expensive. However, if there are problems with water inside the house or apparent signs that the roof is not in the best condition, a call to a reliable roofing contractor may be the best course of action.

Following are seven signs that it’s time for a new roof.

    Roof Leaks

Water leaking is the most obvious sign that a home may need a new roof or a significant repair. Leaks usually start in the attic and, left unrepaired, spread to the rooms below. Water stains and sagging ceilings are indicators of severe roof damage.

    Saggy Roof

Any sagging across a roof’s surface is a definite cause for concern. Sagging can indicate a structural issue, such as a problem with the decking or a lack of adequate bracing supports. Roofs can also sag as a result of improper attic ventilation.

    Shingle Damage

Are any shingles cracked, curled, or buckling? This type of damage can signal that a new roof is necessary, as it indicates the shingles have reached the end of their life expectancy.

    Missing Shingles

A few missing shingles aren’t a definitive indicator that a new roof is needed. However, depending on how many are missing and where they were located, the roof could have severe damage. Missing shingles around the roof’s valleys are typically the most problematic. If shingles are missing from these areas, it may be time for a new roof.

    Shingle Granules in the Gutters

Roofing shingles have a delicate granular covering that serves as a protective barrier. However, as they sluff off, they will travel through the gutter system, and homeowners will see the granules on the ground. In extreme cases, bald patches on the shingles can be seen from the ground. Shingles tend to lose more granules toward the end of their life cycles, though some loss may be attributed to storm damage.

Moss or Algae on the Roof

If moss or algae is growing on a roof, there is a good chance that the homeowner will need to replace the roof sooner rather than later. These moisture-loving plants will only grow in consistently wet areas. So, if the roofing material retains enough moisture to grow algae or moss, there is a problem. Dark areas on the shingle surface may also mean the roof has some plant growth.

    The roof is old

Each type of roofing material has its life span. But if the roof was installed over 20 years ago, chances are good that it may be time for a new roof. The roof may still look good, but looks can be deceiving. An old roof can have unseen structural damage.

Homeowners who suspect there is trouble with their roof should contact a professional, reliable roofing contractor for a roof inspection to determine the extent of the damage.

Comparing Thermoset and Thermoplastic Commercial Roofing

A commercial building’s roof can utilize a wide variety of materials.

A commercial building’s roof can utilize a wide variety of materials. However, the two most common coverings are thermoset and thermoplastic roof membranes.

Both work very well with low-slope roof buildings. This article compares thermoset and thermoplastic commercial roofing.

    Thermoset roof membrane

Thermoset membranes, or EPDM (ethylene propylene diene monomer), are popular for commercial buildings. They’re designed to prevent ozone and UV light damage and are low maintenance despite being incredibly durable.

This single-ply membrane is resistant to solvents, remains flexible in cold temperatures, and is highly reflective. As a result, thermoset membranes can help keep a building well-insulated. Sometimes referred to as a rubber roof, thermoset membranes are available in either black or white. It’s manufactured in widths ranging from 7.5 to 50 feet and comes in various thicknesses.

Only roofing professionals should install a thermoset membrane. Although one can purchase them at big box stores, an EPDM roof won’t provide any benefits when not installed correctly. Please also note that it has a low resistance to petroleum-based products and will begin to break down once it comes in contact with this cleaning solvent.

    Thermoplastic roof membrane

A thermoplastic membrane is a durable and reliable roof covering that works well for commercial roofing systems. TPO (thermoplastic polyolefin) is a single-ply roofing membrane widely used for commercial roofs. It’s manufactured in sheets 10, 12, or 20 feet wide, and color choices are black or white. The membranes are rolled up, making it easy to transport to the job site.

When properly installed and maintained, single-ply TPO membranes can last for approximately 30 years. An advantage of using TPO membranes is their resistance to UV light and bacteria. This roofing material is a good choice for restaurants. Oils and animal fats can build up around roof ventilation systems, and since TPO material is resistant to bacteria, it will inhibit the growth of mold and other microorganisms.

An issue with thermoplastic membranes, especially if there isn’t attention to detail when installing, is leakage. Due to the relatively small sizes of the available widths, there are more seams to secure. TPO membranes can contract and expand, so extra care needs to be taken at the seams to ensure rain or other elements can’t penetrate them. Any moisture that gets through could eventually damage the roof.

Contact a roofing contractor for help

A commercial building’s roof shouldn’t be taken lightly. Whether the project is for remodeling, repairing, or building from scratch, a roofing professional can make the best recommendation when comparing thermoset and thermoplastic commercial roofing.

    Commercial Flat Roof Maintenance Guide

Flat roofs offer many advantages over traditional slanted ones.

Flat roofs offer many advantages over traditional slanted ones. However, they also require more maintenance and ongoing care than their pitched counterparts. Luckily, flat roof maintenance involves only a few simple steps that can extend its life and save property owners money on repairs.

Please keep reading to learn how to maintain a flat roof.

    Inspect the roof regularly

Flat roofs can immensely benefit from regular maintenance. For this reason, property owners should create a schedule of roof inspections, including at least two annual examinations. Ideally, these should take place during spring and fall. If the property is in an area of extreme temperatures, owners will benefit from more frequent inspections.

During the inspection, property owners should ensure all aspects of the flat roof function properly. So, an assessment should entail the following:

    • Checking the flashing

    • Checking the roofing material for tears or holes

    • Investigating water pooling on the roof

    • Checking the insulation material beneath the roof by looking for bumpy patches on top

    • Ensuring previous repairs don’t show any signs of damage

If any issues arise during the inspection, property owners should get them fixed immediately. Even small leaks can quickly escalate, leading to severe damage.

    Clean the roof routinely

Adverse weather conditions and air pollution can take a toll on a flat roof. If the property owner doesn’t routinely clean the debris left behind, it will degrade the roof material. Something as simple as regular light brushing can keep the damage at bay.

    Keep the gutters clean

Flat roofs can’t hold standing water for long periods without suffering considerable damage. Clean gutters will ensure adequate rainwater drainage, thus preventing standing water from causing costly repairs. So, property owners should ensure they remain clear and free of any dirt and debris buildup.

Pay close attention to rooftop gardens

Installing a rooftop garden on top of a commercial building offers several business and environmental benefits. However, it also means extra care needs to go into maintaining the roof beneath. Namely, heavy pots can create depressions in the roofing material, thus leading to pooling water. In addition, the organic matter can build up on the roof rather quickly, which means the property owners will have to clean it more frequently.

    Hire a professional roofer

Efficient flat room maintenance boils down to three steps – inspecting the roof regularly, cleaning it consistently, and removing all hazards immediately. If property owners can safely access the building’s roof and have the skills and knowledge to maintain it, they can do this essential task independently. Otherwise, they should leave it to a professional roofer. These experts will always follow safety protocols, assess the roof’s state quickly, and make the necessary corrections immediately.

Discussing the Pros and Cons of Flat Roofs

Flat roofs are a common feature of commercial buildings and warehouses.

Flat roofs are a common feature of commercial buildings and warehouses. But for aesthetic reasons, this type of roof is rarely used in residential buildings. However, that doesn’t mean a flat roof can’t be an interesting architectural choice for a new home. It’s a simple matter of weighing the pros and cons.

    Flat roofing pros

Several advantages may convince homeowners to choose a flat roof over a more traditional residential roofing system like shingles and tiles.

    Durability

Flat roofs have excellent water resistance when installed correctly. In addition, concrete flat roofs hold up better against heavy winds than many roofing alternatives. That makes it a solid choice in areas prone to storms and bad weather.

    Easy to install

Many contractors prefer installing flat roofs due to the lower installation complexity.

    Easy to repair

Not all roofing systems are easy to maintain and repair. But a simple flat roofing system allows for quick, affordable, and efficient interventions.

    Extra space

Flat roofs are excellent for adding a guest room, a garden, or a relaxation area. They are also better for solar panel installations from a practical and aesthetic standpoint.

    Simple cleaning process

Although flat roofs are prone to debris buildup, they’re easy to clean and maintain. Pressure washing removes stains, mold, algae, and other debris. This process won’t damage a flat concrete roof due to its durability.

    Flat roofing cons

Understanding the drawbacks of installing a flat roof is essential before giving the green light to this roofing project.

    Limited roofing options

Many flat roofing systems use rolled materials made from rubber, EPDM, TPO, bitumen, etc. Despite their practicality and affordability, these materials don’t offer enough variety. Moreover, some of these materials come with lifespans of only 10 to 15 years. Other roofing options can last a lifetime.

    Poor drainage

The lack of slopes on flat roofing systems makes natural draining challenging. Homeowners must rely on the drain system to clear the roof of water and snow. However, debris like leaves, twigs, dirt, and dead insects builds up quickly and can clog drains. Thus, mold and water damage are significant issues.

    Requires regular maintenance

Cleaning a flat roof is easy. Unfortunately, that doesn’t make it a good option for every homeowner. Due to their design and underwhelming drainage system, flat roofs accumulate more debris. Therefore, homeowners must inspect the roofs and drains regularly, possibly every week, during stretches of bad weather. This can be too time-consuming for some people.

Don’t rush the roofing system selection

A roof can make or break a home’s practicality, energy rating, and curb appeal. That’s why it’s essential to consider the drawbacks and advantages of flat roofs compared to more common residential roofing options.

A Simple Guide to Different Types of Skylights

Installing a skylight is an excellent way to add natural lighting to a house.

Installing a skylight is an excellent way to add natural lighting to a house. These units are versatile, but there isn’t a one-size-fits-all solution. Depending on materials, roof structure, and other factors, homeowners can choose from many options.

Let’s discuss some of these skylight types:

    Fixed skylights

Fixed skylights might be the most common type. As the name suggests, professional roofers install them in a fixed position. Also, these sealed skylights don’t allow for open-air ventilation.

Most people install fixed skylights above stairwells, attics, and other low-light areas. Many are glass, with aluminum or steel frames.

    Tubular skylights

Another popular type is tubular skylights. Professionals recommend installing them on roofs that can’t accommodate large fixed units. They’re an excellent option for tight spaces.

Tubular skylights feature 10-inch to 15-inch pipes covered with spherical domes. The dome absorbs light and distributes it to a tube made of mirror-like materials. As a result, tubular skylights can transfer tremendous amounts of light.

Their solid design makes them an excellent choice for rooms with aquariums, living walls, and other areas with specific lighting requirements. They illuminate spaces evenly, contributing to a more aesthetic appearance.

    Ventilated skylights

Owners who are looking for multi-functional skylights should consider ventilated skylights. These units circulate light and air, which is why they’re popular in bathrooms and kitchens. Another feature that makes them especially effective in these rooms is that they remove excess moisture, reduce the risk of mold, and deliver constant airflow to help eliminate foul odors.

Compared to other solutions, ventilated skylights are rarely considered standalone units. Instead, they’re mounted as part of a new window onto the roof.

    Ridge skylights

Sometimes, a homeowner may want to install a skylight without modifying the roof. In that case, ridge skylights are an ideal solution.

They can be mounted atop existing rooflines because they follow the roof pitch. Professionals can also attach their trademark glazed ends on either or both sides. Furthermore, they are found on most roof pitches and sizes, making them highly versatile.

    Pyramid skylights

Pyramid-shaped skylights have a central rafter and horizontal beams. They are constructed from various materials and shaped to virtually any size. Homeowners usually install them in large spaces, such as entryways and lobbies.

However, these skylights need appropriate sealing between the beams and glass to reduce the chances of leaks from the roof.

Find a suitable skylight with professional assistance

There are many other skylights, so homeowners may need help finding the right one. Seasoned roofing professionals can recommend an appropriate model. Contact a local specialist and consult them on the most effective solution.

    How to Maintain Tile Roofs

Roof tiles make for an elegant and durable roofing solution with plenty of options in terms of style, weight, and pricing.

Roof tiles make for an elegant and durable roofing solution with plenty of options in terms of style, weight, and pricing.

The tiles have exceptional water resistance and a high level of resistance to the elements and even physical damage. In addition, tile roofs boost energy efficiency in any climate. However, these benefits only apply with proper maintenance.

Without regular upkeep, even the tile roof will deteriorate over time. As a result, leaks and other damage may occur, leading to much costlier repairs. Therefore, it is best to take appropriate steps to keep the roofing in optimal condition and avoid expenses.

    Regular roof inspection

Superficial issues could grow into genuine problems if left unchecked. That’s why yearly roof inspections constitute a significant part of roof maintenance. A professional inspection can detect water damage, cracks, mold, leaks, or extensive weather damage.

While the surface inspection is relatively straightforward, a more thorough look will require professional service. This is especially true during spring and fall. A professional can spot roofing problems before they get out of hand.

    Roof flashing

Roof flashing leads water away from vulnerable areas, particularly the crevices between the roof and the walls. The material used in the process is usually galvanized steel or a similar thin material.

Waterproofing a tile roof with flashing will require professional intervention. A dedicated roofing service will have crucial information and skills related to building codes, safety requirements, and best industry practices for flashing installation.

    Roof cleaning

While the roof doesn’t require the same cleaning as the home interior, it’s still a good idea to wash the tiles from time to time.

Regular cleaning prevents the tiles from displaying a greenish hue due to algae and maintains the roof’s impeccable appearance. Power washers are ideal for the job, although certain precautions apply.

For instance, the power should never be too high, and the cleaning liquid shouldn’t contain harmful chemicals. These factors are crucial for avoiding unnecessary damage to the tiles. Of course, inexperienced homeowners would do well to hire a licensed service for roof cleaning to ensure the safest and most thorough cleaning.

    Removing debris

Dirt and debris may pile up on the roof, jeopardizing tile integrity and clogging the gutters. That’s why the debris will need to be removed regularly, especially after a period of strong winds. Without this maintenance step, the roof could start leaking and deteriorate faster.

    Essential repairs

A smaller repair job will pay dividends in the long run. While a single cracked or broken tile might not present a danger on its own, that minor damage can build up over time and may lead to costly repairs in the future.

Repairs will be essential after storms or other types of harsh weather. Such jobs are best left to professional services, which can repair and install tiles reliably.

    Maintain the roof

With proper maintenance, a tile roof may outlast its guaranteed lifespan. As a result, any costs related to roofing will be reduced, and the home will boast excellent protection from the elements and a fresh look.

What Happens During a Roof Inspection?

Smart homeowners schedule periodic roof inspections with a roofing professional.

What Happens During a Roof Inspection?

Roof inspections can reveal problems that aren’t visible from the ground.

Many homeowners only consider a home’s roof once there’s a problem. However, neglecting this most crucial home area can result in unnecessary costly repairs. Instead, smart homeowners schedule periodic roof inspections with a roofing professional.

Roof inspections can reveal problems that aren’t visible from the ground. And without the proper knowledge and experience, issues can be difficult to spot without knowing what to observe. Only a roofing expert can recognize problems or potential issues.

    Structural inspection

A roof inspector will perform a complete structural inspection. They’ll look for uneven roof planes and sagging areas, ensuring that the gutters and draining systems are working correctly and are free of debris. They will also inspect chimneys and caps to ensure there’s no cracking or other signs of wear. Some inspectors will also inspect the attic to ensure it’s properly vented. Improper venting can cause issues that can reduce the life span of a roof.

    Material inspection

Inspection will identify missing, loose, damaged, or curling tiles. In addition, the inspector will look for moss, rust, and missing or damaged flashing and fasteners. Seals and rubber boots around vent pipes will be inspected for cracks and wear and tear. They will also inspect any gaps between tiles or shingles for damage.

    Interior inspection

An interior roof inspection’s main priority is ensuring the roof isn’t leaking. A leaking roof will ultimately result in further damage to a home and should be addressed immediately. Signs of a leaky roof include attic mold, mildew, rot, and water stains.

    Installation inspection

A roof inspector will look for signs of subpar installation. A rushed roof installation could increase the risk of leaks and other roof damage. Therefore, an inspection will detect incorrect flashing around vent pipes, skylights, and chimneys. Also, they will make an overall assessment of the quality of the workmanship of the roof’s installation.

    Roof analysis report

After a thorough inspection, the roof inspector will supply the homeowner with a detailed report. This will include the roof’s condition and any damage or necessary repairs. The inspection report is essential information for homeowners with roof damage caused by storms or other factors. In addition, this document can be submitted to a homeowner’s insurance company.

Don’t wait to have a roof inspection

One should always pay attention to a home’s roof. Periodic roof inspections, especially after storms, are essential to ensure it’s structurally sound. Identifying easy-to-fix damage early can help save money and prevent further damage to this most crucial part of a home. Always hire a professional roofing contractor to perform roof inspections.

A Simple Guide to Roof Soffits

The soffit is one such prominent roofing system element.

Every roofing structure has multiple components contributing to its optimal functioning and attractive appearance. While most homeowners are familiar with shingles and flashing, various lesser-known roof elements are there, which are essential for the home, both for functional and aesthetic purposes. The soffit is one such prominent roofing system element.

    What is a roof soffit?

Soffits are a lesser visible roofing component found on roofs with eaves or overhanging parts. It is a French word that means ‘something fixed underneath.’ A soffit is located directly under the roof’s eve. Simply put, it is the horizontal space between the roof’s edge and the home’s wall. Soffits are often fitted with vents for smooth airflow within the attic.

What purpose does a roof soffit serve?

A soffit is essential for cosmetic and functional purposes. Correctly installed soffits:

    • Protect the rafters from harsh elements and avoid mold and rot.

    • Cover the eaves and rafters to give the home a polished appearance. Soffits are available in different styles, colors, and materials to complement the home’s overall look.

    • Prolong a roof’s lifespan. Soffits prevent the roofing system from overheating and protect the shingles from breaking down or wearing out prematurely.

    • Reduce the risk of ice dams and decay by keeping excess heat away.

    • Vented soffits ensure adequate airflow within the rafters and attic. It prevents condensation, keeps the indoor environment comfortable around the year, and improves the home’s energy efficiency.

    • Restrict entry of pests, birds, and insects.

    • Reduce the need to carry out several roof maintenance tasks.

    • Increase the property value.

How to choose a roof soffit

Consider factors like ease of installation, appearance, cost, maintenance requirements, durability, warranty, and ventilation needs, to choose the best soffit fit for the home.

Wood, steel, aluminum, fiber cement, UPVC, and vinyl are popular materials used to create soffits. Wooden soffits are timeless and look aesthetically pleasing in a traditional home. But, they need regular maintenance (painting or staining) and can rot in high rainfall and humidity areas.

Aluminum is a popular soffit material resistant to chipping, rotting, and cracking. Aluminum soffits are durable, water-resistant, non-combustible, and have minimum upkeep requirements. Also, due to the malleability of aluminum, the soffits can even fit into awkward spaces. The downside of the aluminum soffit is it comes with a higher price tag.

Steel is another popular and incredibly durable soffit material that can withstand unfavorable weather conditions and lasts longer. Available in varied color options, steel soffits are an expensive option.

Vinyl is an affordable soffit option available in different styles and textures. Vinyl soffits are sturdy, rot and water-resistant, and highly customizable. They are easy to clean and maintain. However, vinyl soffits can get discolored or brittle due to constant sun exposure.

    Soffit maintenance tips

Soffit inspection should be a part of roof maintenance. Ensure the soffits are sealed and caulked correctly. Look for signs of mold, pest infestation, or moisture damage regularly and clean up the soffits with a water-bleach solution and soft brush. Clogged or damaged gutters can affect the soffit, so ensure the gutter system is in optimal condition.
