Telltale Signs It’s Time for a New Roof

If the roof was installed over 20 years ago, chances are good that it may be time for a new roof.

Nothing lasts forever, and roofs are no exception to this rule. Most homeowners hope roof replacement is a long time off, as they are expensive. However, if there are problems with water inside the house or apparent signs that the roof is not in the best condition, a call to a reliable roofing contractor may be the best course of action.

Following are seven signs that it’s time for a new roof.

Roof Leaks

Water leaking is the most obvious sign that a home may need a new roof or a significant repair. Leaks usually start in the attic and, left unrepaired, spread to the rooms below. Water stains and sagging ceilings are indicators of severe roof damage.

Saggy Roof

Any sagging across a roof’s surface is a definite cause for concern. Sagging can indicate a structural issue, such as a problem with the decking or a lack of adequate bracing supports. Roofs can also sag as a result of improper attic ventilation.

Shingle Damage

Are any shingles cracked, curled, or buckling? This type of damage can signal that a new roof is necessary, as it indicates the shingles have reached the end of their life expectancy.

Missing Shingles

A few missing shingles aren’t a definitive indicator that a new roof is needed. However, depending on how many are missing and where they were located, the roof could have severe damage. Missing shingles around the roof’s valleys are typically the most problematic. If shingles are missing from these areas, it may be time for a new roof.

Shingle Granules in the Gutters

Roofing shingles have a delicate granular covering that serves as a protective barrier. However, as they sluff off, they will travel through the gutter system, and homeowners will see the granules on the ground. In extreme cases, bald patches on the shingles can be seen from the ground. Shingles tend to lose more granules toward the end of their life cycles, though some loss may be attributed to storm damage.

Moss or Algae on the Roof

If moss or algae is growing on a roof, there is a good chance that the homeowner will need to replace the roof sooner rather than later. These moisture-loving plants will only grow in consistently wet areas. So, if the roofing material retains enough moisture to grow algae or moss, there is a problem. Dark areas on the shingle surface may also mean the roof has some plant growth.

The roof is old

Each type of roofing material has its life span. But if the roof was installed over 20 years ago, chances are good that it may be time for a new roof. The roof may still look good, but looks can be deceiving. An old roof can have unseen structural damage.

Homeowners who suspect there is trouble with their roof should contact a professional, reliable roofing contractor for a roof inspection to determine the extent of the damage.
