Roof Maintenance in Tampa Bay and Orlando

Regular care catches small problems before water finds them. Priority Care puts it on a schedule.

Roof maintenance means regular cleaning, sealing and small repairs that keep your roof working. Roof X offers it as Priority Care: two visits a year, an annual photo report, a pre-storm roof check and priority storm response.

What Roof Maintenance Covers

  • Sweeping debris and clearing valleys
  • Light gutter cleaning so water drains away from the roof edge
  • Resealing pipe boots, vents and flashing
  • Resealing lifted shingles and correcting exposed nails
  • Photo documentation of roof condition

Why Maintenance Matters in Florida

Heat, UV, wind and daily summer rain are hard on roofing. Maintenance does not turn back the clock, but it catches small failures such as a dried-out pipe boot early, when they are inexpensive to fix.

Priority Care Plan

Priority Care is our maintenance plan: two visits a year, a free annual photo roof report, a pre-storm roof check when a named storm approaches, and front-of-the-line emergency and tarping service when a hurricane hits. See the full details and pricing on the Priority Care page.

Documentation Helps Later

Dated photos of your roof’s condition support insurance claims and warranty records, and give a future buyer a maintenance history they can trust.

Questions

Roof Maintenance: Common Questions

Something else on your mind? Call (813) 590-1124 and talk to a real person.

How often should a roof be maintained?

Twice a year is a good rhythm in Florida, ideally before and after storm season.

Do I need maintenance on a new roof?

It still helps. Debris, sealant and fasteners need attention on any roof, and year five is a good time to start.

Is maintenance covered by my warranty?

Some manufacturer warranties expect reasonable maintenance. A dated photo record helps.

Do you maintain roofs you did not install?

Yes. Priority Care is open to any homeowner in our service area.
